Checking In
All reservations MUST be made by credit card and the person checking in MUST be the card holder and must have valid I.D. Credit card will be charged a day prior to arrival. A credit card is required for security deposit and card must be under the same name as the card used to make the reservation.
Damage Deposit
A damage deposit is required upon check in, payable either as a $200.00 pre-authorization by credit card, or by $300.00 cash.
A debit card can be use to pay the damage deposit, however we can only refund $200.00 less 8 percent processing fee ($184.00).
For Large group bookings, a $1000.00 damage deposit can be paid as a lump some for the entire group, or each guest can pay their own damage deposit of $200.00, again either as a credit card pre-authorization, or by cash.
Missing Items Penalty
We will charge a fee of $50.00 each for missing items such as room key, laundry basket, alarm clock, iron, hairdryer etc.
Check In/Check Out Times
Minimum check in time is 2:00 p.m and Maximum check in time is 11:00 p.m.
Check out time is 11:00 a.m.
Third Person Policy
If you are bringing a third person to any of the king rooms or the family room, we require an additional fee of $25.00 per extra person.
All other rooms have a maximum capacity of 2.
Cancellation Policy
Refunds granted on bookings made by credit or debit card will be charged a processing fee of 4% of the refund amount.
The guest will be charged the first night if they cancel within the 7 days before arrival.
Cancellations on bookings made within 7 days before arrival are non-refundable.
Guests booked for longer stays who decide to leave before the initial check out date must inform us at least 48 hours in advance. A four percent charge will be subtracted from the refund amount.
Any guest who does not show up will also be charged for one night.
If a guest who is currently lodging at Newton Villa with a booking of 2 or more days and decides to cut their booking short, they must provide 48 hour notice. Otherwise the remaining days will not be refunded.
If entire property is booked, cancellation must be made at least 3 months prior. Otherwise, the first night will be charged.
For large group bookings, room cancellations cannot be refunded after group has checked in.
Extensions
Reservations can be extended during the course of stay as long as the room has not been booked by another party.
No Shows
If the guest doesn’t show up, they will be charged the total price of the reservation.
Room Occupancy
No more than two persons are allowed in most of our rooms with the exception of our king rooms and our family room. We do not provide cribs or folding beds.

Limited accessibility features.
Parking
One parking space is allowed per room booking.
Pool Times
8:00 a.m. – 8:00 p.m.
Pool use is reserved for guest of Newton Villa only. All safety rules must be abided by.
Pool is open from June – September.
Our Right to Use the Grounds
Newton Villa management reserves the right to use the grounds even when the entire property is booked.
Room Decorations
Rooms can be decorated for birthdays or special occasions for a fee. Call 905 497-1007 to enquire.
Pets
No pets are allowed other than service dogs. Proof of service animal must be provided upon check in.
Smoking Policy
No smoking including tobacco, marijuana and vaping allowed in the building or on balconies under a penalty of $200.00 charged to the guest’s credit card.
Smoking is allowed only in designated areas outside the building.
In the event of firetrucks coming due to a false alarm, a penalty of $1000.00 will be charged to the guest.
Littering
We ask that you do not litter on Newton Villa grounds. This includes cigarette butts.
Room Blocks for wedding groups
We congratulate your on your big day. However due to all the inevitable noise and excitement, we require that wedding groups requiring five rooms or more book the entire villa in order not to compromise the peace and serenity of other guests.
In large group bookings of less than three days, we allow the option of excluding Merrydale Suite. However for large group bookings of two or more days, we require that you take Merrydale suite.
Deposit for Wedding Groups
A deposit of 50% of the total booking cost is required up front for wedding groups with the balance payable two weeks prior to arrival date.
Cancellation Policy for wedding/large groups
Cancellation for large group booking must be made at least 90 days before arrival date.
Photographers and Make Up artists for wedding groups
You must inform us in advance if you plan to bring in photographers and make up artists. When checking out, all furniture, room accessories etc. must be put back in same order as before check in.
Advance bookings for wedding/large groups
It is recommended that bookings for wedding groups or any large groups be made a year in advance in order to ensure availability.
Meeting Room pricing:
$50.00/hour. Four hours charge minimum ($200.00)
Full day rental (9 Hrs) with no room bookings discounted to $450.00 plus H.S.T.
Full day with room bookings discounted $300.00 plus H.S.T.
Belongings Left Behind
If any belongings are left in room upon check out, we will keep these articles in our lost and found for one month. If the item is not reclaimed in that time, it will be discarded.
Pets
For the consideration of all guests, we do not allow pets for the sake of cleanliness and those with allergies.
Candles
For safety reasons we require that candles are not to be brought into premises. If candles are brought into the premises and lit, security deposit will be forfeited.
Sanitizing fee
A sanitizing fee of $500.00 plus H.S.T. is required for large group bookings.
